Equity release is a new mortgage on a home you already own. The bank lends against today's value, clears what you still owe, and pays you the difference. You keep the home and repay monthly, like any mortgage.
Illustrative example: UAE resident, first home, switching banks. New monthly payment about 8,670 over 25 years at an illustrative 4.25%. Not a real customer; actual rates depend on your profile.
Borrow more against the same home, with the same bank.
Move your mortgage to a new bank and take cash out in the same step.
No mortgage left? Most of your home's value is available.
If your fixed period is ending, your rate is about to change anyway. Reviewing now lets you compare the market, lock a new fixed period if that suits you, and release cash in one move, instead of paying for two separate transactions later. And if staying where you are wins the maths, we'll tell you to stay.

The most common reason. Use the cash to buy outright, or plan it alongside a new mortgage. Banks look closely at where a down payment comes from, so we structure this with you from day one.
Upgrade the home you're in, or get a rental ready for tenants.
Fund construction on a plot you already hold.
Something else in mind? Business capital, school fees, clearing expensive debt: ask us. Banks treat non-property uses differently. They often fall under personal-finance rules with shorter terms, and what's possible differs between UAE nationals and residents. Tell us the purpose up front and we'll tell you straight what works.
The UAE Central Bank sets the maximum loan-to-value. Banks can lend less, never more. Here's the ceiling for each profile.

Islamic banks offer equity release too, usually as a purchase and lease-back (Ijarah): the bank buys an interest in the property and leases it back to you until the finance is repaid. The pricing is called profit rather than interest, and the fees follow the same pattern. We compare Islamic and conventional offers side by side, so you choose by goal and by the numbers.

Banks pay us when your loan completes. Our advice costs you nothing.
Still unsure about your case? An advisor can look at your numbers today.
Talk to an advisorIt's a mortgage on a property you already own, fully paid off or partly, that turns some of its value into cash. The bank lends against today's valuation, settles anything you still owe, and pays you the difference. You keep the home and repay monthly, like any mortgage. You'll also hear it called a cash-out refinance or a loan against property. It is not a UK-style lifetime mortgage: there's no age-based scheme and you don't give up ownership.
Take the bank's valuation, multiply it by your loan-to-value limit, and subtract what you still owe. The UAE Central Bank sets the ceiling: up to 80% for a UAE resident's first property worth up to 5 million, up to 85% for UAE nationals, and less for higher-value or additional properties. Your income matters too, because all your monthly debt payments together must stay within 50% of it. Then take off the fees. Our calculator does all of this and shows the net figure.
Yes. Either your current bank tops up the loan, or a new bank buys out your mortgage and adds the extra cash in the same transaction. Switching usually means an early settlement fee, capped at 1% of what you owe or 10,000, whichever is lower. We compare both routes on your numbers.
Yes, and that's where the most cash is available, because there's nothing to settle first. The bank registers a new mortgage on your title deed and pays the loan to you.
Banks readily finance property purposes: buying another property, renovating or extending, or building. Other uses, such as business capital, school fees or paying off other debt, are assessed differently. Under UAE Central Bank rules, borrowing against a home for non-property purposes is generally treated as personal finance, with shorter terms, and options differ for UAE nationals and residents. Tell us the purpose at the start and we'll tell you honestly what's possible.
Expect a valuation (2,500–3,500 + VAT), a possible bank processing fee (0–1% of the loan + VAT), DLD mortgage registration (0.25% of the loan plus about 270) and a registration service fee (about 4,000 + VAT). If you switch banks, add the early settlement fee and the DLD fee to release the old mortgage. Banqy charges you nothing. On a 1.6 million loan when switching banks, upfront costs typically land between about 17,000 and 37,000 (illustrative).
Typically 3 to 8 weeks for UAE residents, from first conversation to cash in your account. The DLD registration itself takes minutes. Most of the time goes into the valuation, the bank's approval and, if you're switching, the liability letter from your current bank. Non-resident cases can take longer.
No. A top-up with your current bank can be simpler and costs less in fees. Switching makes sense when another bank's rate or terms save you more than the switching costs. We run both and show you the difference.
Yes. UAE residents follow the same loan-to-value limits as for a purchase, up to 80% on a first property worth up to 5 million. For non-residents it's bank policy, usually 50–65%, and fewer banks take these cases, so comparing matters more. Several banks on our panel consider non-resident equity release.
Not while it's under construction. Banks need a completed property with the title deed in your name. At handover, some banks can finance the remaining balance and release part of what you've already paid the developer in one step, so talk to us before your handover date.
Checking your numbers with us doesn't touch your credit score. When you apply, the bank runs an AECB credit check with your consent, as it would for any mortgage. The new monthly payment counts toward your 50% debt-burden limit, which is why we look at your other loans and card limits up front.
Yes. Islamic banks usually structure it as a purchase and lease-back (Ijarah): the bank buys an interest in the property and leases it back to you until the finance is repaid. We compare Islamic and conventional offers side by side, so you can choose by goal and by the numbers.
The loan is based on the bank's valuation, not the price you paid or a listing you saw. If it comes in lower, the cash available drops by your loan-to-value percentage of the difference. We give you a realistic range before the valuation is booked, and valuations can differ between banks' approved valuers, which is one more reason to compare.
Much of it can be done remotely: documents are uploaded online and our advisors work with you over WhatsApp and phone. Some banks need you, or someone holding your power of attorney, to sign in person at key stages. We'll tell you exactly what your bank needs.
No. Banks pay us when your mortgage completes, so our comparison and advice cost you nothing. You only pay the bank and government fees listed on this page.
